Just across from the Onkaparinga River Recreation Park, these villas offer the very best in retirement living. At Riverpoint, architects have designed a range of villas with unique facades and interior decors. There’s a choice of 2 or 3 bedrooms with single or double garages, all with an automated door and internal access. All villas feature spacious, light-filled rooms, walk-in wardrobes, built-in wardrobes, high-quality kitchen and bathroom fittings and attractive views.

In addition, the homes are intelligently designed to include things such as extra insulation in the roof and external walls, sealing devices to stop temperature leaks from exhaust fans and external doors, clever window design to maximise natural light and cross-ventilation in summer but minimise heat loss in winter, and light fittings that are either low-voltage or fitted with compact fluoro globes. An emergency monitoring system is also available.

We appreciate that you want to keep and have as much time to yourself as possible, which is why all front gardens are maintained for you, while a paved and private rear yard allows you to keep the family pet.

Costs

Residents pay a premium to Southern Cross Care.

This premium is paid as follows. First, an option fee of $5,000 is paid to Southern Cross Care when application for a villa is made. Then the balance of the premium is paid on the date specified for settlement.

The amount of the premium varies depending on the villa, number of bedrooms, floor plan style, etc.

There is no stamp duty to pay. This is a considerable saving compared with a typical residential property purchase or a strata title. Southern Cross Care is the owner of Riverpoint Retirement Estate and whilst residents have full occupation rights in respect of their villa, there is no transfer of title. As a result you don’t need to pay stamp duty.

A maintenance fee also applies and is designed to simplify household budgeting by incorporating many of the typical household costs into one regular charge.

Frequently Asked Questions

Can I make variations/additions to our Villa?

The villas are architecturally designed to provide optimal living spaces and are supported by professional interior design expertise to ensure that the presentation suits most requirements. In the event that variations are required, they are to be costed and approved by both the prospective resident and Southern Cross Care prior to signing the contract. All variations must be paid for in full within two weeks of signing the contract, and are not refundable.

What are the services and benefits covered by the maintenance fee?

The maintenance fee is designed to simplify household budgeting by incorporating many of the typical household costs into one regular charge. Additionally, it also funds the ongoing operation of the facilities and services provided at site as detailed in your contract.

The fee is levied to meet the cost of:
• rates and taxes – e.g. council, water, emergency services levy
• insurance (excluding contents) of building, common areas, plant and equipment
• public lighting
• repairs, painting and maintenance of buildings, plant and equipment
• use and maintenance of all common facilities
• administration costs – administration, gardening and maintenance staff
• cleaning of common areas, rubbish removal
• replacement of hot water services, air conditioning (installed by Southern Cross Care), appliances, floor coverings which were supplied in the unit when it was first occupied by the resident.

The maintenance fee is charged per week and is payable every four (4) weeks in arrears. The fee will be reviewed annually each June.

The amount of the maintenance fee and the basis upon which it is calculated may vary from time to time.

The cost of periodic refurbishment of a unit is funded by Southern Cross Care from funds which are held in the Capital Replacement Fund.

What other expenses am I responsible for?

As a resident you are responsible for internal cleaning, general housekeeping and the maintenance of the rear garden. You must also pay for your own electricity and gas, your own phone bill, contents insurance, and if required, pay TV.
